Most families outgrowing a house in a dense, built-up plot default to the same solution: tear it down, start over. That was the brief The Green House began with — a decade-old, three-sided urban plot in Noida, a family that had outgrown the existing structure, and a clear instruction to demolish and rebuild.

Before agreeing, Unbox Design ran a structural analysis. The building's skeleton — a decade old, abandoned, and in visible disrepair — turned out to be structurally sound. That single finding changed the entire project. Instead of demolition, the studio proposed retrofitting the existing structure to meet the family's new programme: five bedrooms, a combined living-dining space, a small lounge, and a separate entertaining zone for weekends with friends — up from the original three bedrooms and two living rooms.

The real design problem wasn't structural, though — it was light. A three-sided closed plot meant limited views and scanty ventilation, with only the front of the site open. The response was to push every liveable space toward that open end, add a skylight over the central core, and enlarge openings throughout to pull in daylight and cross-ventilation. Balconies and terraces extend the interior outward at every level, without compromising the privacy the family needed on a tightly bound urban site.

Materiality stayed disciplined and low-maintenance: exposed brick, reclaimed wood salvaged from the original house, aluminium windows, and a light interior palette of white walls and polished marble that bounces daylight deeper into the plan.

This residential retrofit and adaptive reuse project in Noida argues for something most home renovation in Delhi NCR conversations skip — that good design doesn't need a clean slate. Reworking what already exists can cost less, weigh less on the environment, and still deliver a home built entirely around how a family actually wants to live.
