There's a particular kind of farmhouse brief we get in South Delhi — big plot, bigger expectations, and a client who's seen enough "farmhouses" to know they don't want a mansion wearing a straw hat. House with Eaves, on a 1,500 sq yd plot in Sultanpur, came from exactly that conversation.

The site gave us room to breathe, and we used it to pull the building apart rather than pile it up. The massing splits into two linked glass volumes under a deep, dark cantilevered roof — the kind of overhang that does real work in Delhi's climate, cutting glare through the long stretch of the year while keeping the transition between inside and outside almost imperceptible. Where the roof needed help carrying its own ambition, we let the steel columns show — angled, exposed, doing their job in plain sight instead of hiding inside a wall.

The material palette stays disciplined: board-formed dark stone facades against pale plastered volumes, full-height glazing that pulls the garden into every room it touches. A sunken pool, lined in a fine dark mosaic, sits close to the house rather than pushed to the edge of the plot — treated as a room without a roof, not an amenity bolted on at the end. Birds of paradise and areca palms do the rest, softening the geometry without competing with it.

What we were really solving for wasn't square footage — it was restraint. A 1,500 sq yd plot tempts everyone toward more: more rooms, more roofline, more presence from the gate. House with Eaves argues the opposite. The building recedes behind its own shadow lines, and the garden, the water, and the quality of light get to do the showing off instead.

It's a house that lives up to its name — the eaves aren't decoration, they're the whole argument.
